Foreign ownership can depend on citizenship, reciprocity and the type of property. For a foreign buyer, the safest process is to separate the market search from legal verification.
Before paying a deposit
- Check the registered owner and cadastral record.
- Check mortgages, encumbrances, restrictions and legal status.
- Confirm whether the property is registered/legalized as represented.
- Check current bills/taxes and relevant liabilities.
- For foreign buyers, confirm reciprocity and property-type restrictions.
- Use qualified legal/notary/translation support where required.

4zida and Nekretnine.rs are useful market-search platforms. RGZ is the official cadastral and property-market authority and should be the reference point for official registration/property data. SerbiaNews will increasingly add city-by-city property intelligence instead of copying listings.
