BRAWLEY NEWS | LOCAL PLANNING & COMMUNITY NEWS · 2026
A major mixed-use proposal near Highway 86 and Legion Road in Brawley is undergoing environmental and land-use review in 2026. The Brawley Gateway Mixed Use Master Plan describes possible construction of as many as 408 multifamily homes alongside commercial development on a site of approximately 66 acres.
Residential plans for the eastern portion
The proposal sets aside approximately 29 acres for three multifamily residential parcels, with up to 408 homes in total, parking, open space and recreation areas. The application is not an approval for residents to move in, and it does not establish household eligibility or a rental price.
Commercial plans on the west side
About 37 acres would be divided into 11 lots for a mix of commercial uses, potentially including retail, restaurants and a hotel of approximately 100 guestrooms. Those possibilities describe the planning concept; individual businesses or an actual operating hotel would require later development and leasing decisions.
Roads, canals and public services
Future access would include Legion Road and circulation links near the Rockwood Canal. The filing explains that improvements next to the canal need coordination with the Imperial Irrigation District and relevant approvals. Major review topics include traffic, water infrastructure, drainage, air quality, land use and potential effects on nearby agricultural activity.
A proposal rather than a completed community
The city received a Mitigated Negative Declaration in May 2026, together with requests for zoning, general-plan, specific-plan, site-plan and map decisions. Brawley News will track approval conditions and construction milestones separately so a proposed 408-unit plan is not mistaken for new housing already delivered.
