CALIFORNIA58 RELOCATION & HOUSING GUIDE | Updated October 26, 2026. A rental advertised at a desirable monthly price may cost far more after deposits, utilities, parking and transportation. The best time to discover problems is before a signed lease or transfer of money.

Inspect the unit, not only the listing

Visit the actual apartment or house where possible. Test plumbing fixtures, lights and appliances, look for visible leaks or damage and ask about pest, cooling, heating and ventilation concerns. Photograph existing conditions with permission and ensure promised repairs are put in writing.

Put every recurring cost in one worksheet

Separate advertised rent from electricity, gas, water, trash, internet, mandatory parking, pet charges and any other recurring fees. Ask whose name utilities must be in and what happened during the last high-usage season. Do not assume utility costs in an inland desert home resemble those at the coast.

Read the document line by line

Review the lease term, renewal language, deposit amount, approved occupants, guest rules, pets, parking rights, maintenance procedures and rules for early termination. Look for mandatory addenda and verify whether the property is subject to local rent ordinances or state protections. The California Department of Real Estate publishes a 2026 tenant-landlord guide explaining many common questions.

Avoid payment scams

Confirm who owns or manages the property through independent channels. Be suspicious of anyone demanding an instant payment or refusing any reasonable chance to see the unit. Save the application, screening fee disclosures, receipts and correspondence.

Explore nearby reporting: Find coverage of city planning, services and housing through the California58 local newspaper directory. Verify the rules that govern the specific address rather than relying on a statewide average.
