CALIFORNIA58 RELOCATION & HOUSING GUIDE | Updated October 26, 2026. Two houses in the same community can present very different wildfire concerns. California’s official hazard maps are essential research tools, but they are a starting point rather than a safety certificate or an insurance quote.

Hazard is not the same as individual risk

CAL FIRE explains that Fire Hazard Severity Zones are designed to describe physical conditions linked to fire likelihood and expected behavior, including vegetation, terrain, past fires and weather. A designated zone does not itself model every mitigation measure on a particular building. A map can identify serious exposure, but it does not say exactly what the next fire will do.

Search the real address and correct jurisdiction

Use the California Office of the State Fire Marshal’s official viewer and verify whether the property falls in a State Responsibility Area or Local Responsibility Area. The mapping and adoption processes differ. County and city records may contain additional local hazard information.

Assess access, building and insurance

Look at roads and alternative evacuation routes without attempting to predict specific evacuation outcomes. Ask for documentation of roof materials, vegetation clearance, vents and other home-hardening features. Before removing purchase contingencies, obtain property-specific insurance quotes with relevant exclusions explained in writing.

Ask what has changed since the map

Construction, landscaping, fuels work and fire damage can alter conditions. Speak to local fire officials about defensible-space requirements and to qualified inspectors about structure condition; use current official alerts during active incidents.

Explore nearby reporting: Find coverage of city planning, services and housing through the California58 local newspaper directory. Verify the rules that govern the specific address rather than relying on a statewide average.

Editorial note: This general guide cannot determine the legal, financial or physical condition of a specific property. Readers should verify current local requirements and seek appropriate professional advice.
