CALIFORNIA58 RELOCATION & HOUSING GUIDE | Updated October 26, 2026. Insurance availability can turn an apparently affordable California home into a difficult or impossible purchase. Buyers should investigate insurability before removing contract contingencies or committing to nonrefundable expenses.
Get an actual property-specific quote
An online average is not a binder or a promise to insure a home. Ask licensed insurers or agents for quotes based on the actual street address, roof and construction details, claim history disclosures and intended occupancy. Confirm coverage limits, deductibles, exclusions and the first effective date, not just the quoted premium.
Understand wildfire and other coverage gaps
The Department of Insurance cautions that many insurers assess wildfire exposure differently and that comparison estimates cannot determine the exact premium for a particular house. Standard policies may not cover every peril. Ask separately about flood, earthquake and other exposures that matter for your location.
What if private insurers decline?
California’s FAIR Plan is intended as a last-resort option for people unable to obtain coverage through conventional markets. Its basic fire policy has material limitations, including the absence of many protections offered in a comprehensive homeowners policy. Additional Difference in Conditions coverage may be necessary and should be evaluated separately.
Build a closing checklist
Request and compare complete policy documents, obtain written confirmation of lender requirements, budget for deductibles, and ask how renewal and mitigation might affect future costs. The right decision may be to investigate another property if the combination of price, risk and coverage is unsustainable.
