CALIFORNIA58 RELOCATION & HOUSING GUIDE | Updated October 26, 2026. An inexpensive listing in the Mojave Desert or Central Valley may offer space that is impossible to afford in some coastal markets. But the sticker price is only one part of a sound housing decision.
Look beyond the mortgage payment
Calculate property taxes, homeowners insurance, energy, water, maintenance, repairs, commuting and potential HOA fees. Ask about old roofs, heating and cooling systems, well or septic responsibilities and internet reliability. The low-price house may need substantial upfront improvements.
Heat and access change the equation
During extreme summer weather, cooling can be an essential expense, particularly in poorly insulated buildings. In rural areas, frequent drives for work, schools, medical appointments and groceries can add costs and time. Get quotes and assess real drive routes rather than estimating from the ZIP code.
Check risks and service boundaries
Use CAL FIRE’s official hazard zone viewer, FEMA’s flood maps and local planning records. Check which government maintains roads, provides code enforcement and approves property alterations. If internet is essential, confirm service at the address rather than relying on provider maps alone.
Evaluate the home, not a regional stereotype
Some desert and Central Valley communities have strong civic institutions and attractive amenities; others face significant constraints. Compare actual houses at their individual addresses and distinguish documented conditions from assumptions about entire populations or regions.
Explore nearby reporting: Find coverage of city planning, services and housing through the California58 local newspaper directory. Verify the rules that govern the specific address rather than relying on a statewide average.
