CALIFORNIA — October 22, 2026. Articles and social posts about California’s Dream For All housing assistance often emphasize up to $150,000 toward a home purchase. That figure is real, but two details make a huge difference to someone planning a move: it is not a no-strings-attached grant, and the 2026 application portal is already closed to new voucher applicants.
How the 2026 assistance works
According to the California Housing Finance Agency’s official Dream For All website, approved buyers may receive a shared-appreciation loan of up to 20% of the purchase price or $150,000, whichever is less, toward down payment and/or closing costs. The assistance is paired with a Dream For All Conventional first mortgage through participating lenders, and the homebuyer must qualify under the program’s rules.
When the home is sold, transferred or the first mortgage paid off, the borrower generally repays the original assistance plus a contractual share of any increase in the home’s value. The program provides examples: for a typical 20% assistance loan, the program may receive 20% of the appreciation, while a qualifying lower-income borrower may face a reduced program share. Actual repayment terms depend on the borrower’s documents and eligibility.
Can new applicants join in October 2026?
No new applications are accepted for the completed 2026 registration round. CalHFA says its voucher portal closed March 16, 2026. It reported a later round of voucher status releases on May 20, 2026. It has not thereby announced a new October enrollment window. A person who missed the deadline should not give money to someone claiming they can guarantee immediate access to this lottery-based program.
What happens if you were already on the list?
CalHFA’s published guidance distinguishes Not Selected, Waitlist, and Voucher Issued statuses. Applicants should use the official DFA portal directly to read their status and any instructions. Being on a waitlist is not the same as holding a voucher; being selected is not the same as receiving a mortgage without lender review.
Who qualifies?
The agency says at least one borrower must be a first-generation homebuyer and a current California resident, all borrowers must meet the first-time buyer requirement, and combined household income must fall within the relevant county’s CalHFA limits. Buying in San Bernardino, Kern or Los Angeles County therefore requires checking that county’s current income limits — a generic statewide dollar threshold is not enough.
What other options exist?
People not selected can talk to a CalHFA-approved lender about other agency programs such as MyHome and CalPLUS with ZIP. Loan types, eligibility, interest rates, costs and funding are distinct. A lender should provide the actual repayment details, not just a marketing headline.
Beware of ‘guaranteed voucher’ offers
The state specifically warns applicants about suspicious messages: use the official DFA portal rather than links received from unexpected texts or emails. Never send a payment or sensitive documents to an unverified intermediary promising to secure a voucher or move someone to the top of a random drawing.
